Tax for landlords in London
Rental income Self Assessment done properly — every allowable expense claimed, mortgage interest relief handled correctly, filed before the deadline. For one property or a portfolio.
What you get
Rental income has its own rules, and most landlords who do their own return either miss expenses they were entitled to claim or claim mortgage interest the wrong way — since 2020 it is a 20% tax credit, not a straight deduction, and getting that wrong either overpays HMRC or invites a compliance check.
We take your rental income and costs for the year, apply the rules correctly — repairs versus improvements, letting agent fees, insurance, service charges, the property allowance where it helps — and file a return that claims everything you are owed and nothing you are not.
What is included
Your property income and expenses turned into a correctly filed return, every year.
Calculated as the 20% tax credit the rules actually require, not the old-style deduction.
Repairs, agent fees, insurance, ground rent and service charges checked so nothing is missed.
Handled under their own separate rules where they apply, not lumped in with standard lets.
One return covering a portfolio, with each property's figures kept straight.
Guidance and, where needed, the 60-day CGT return when you sell a rental property.
Who it is for
Anyone renting out property in or around London — a single buy-to-let, a small portfolio, a room let under the Rent a Room scheme, or a furnished holiday let — who wants the return done correctly rather than guessed at from a spreadsheet.
It also suits landlords who have had a compliance check or a 'nudge' letter from HMRC about rental income, and want the position corrected properly rather than patched.
How it works
Send us your rental income and costs for the tax year — bank statements, letting agent statements, or however you currently track it — and we build the figures from there.
We tell you what is owed well before the 31 January deadline, so there is time to plan for it, and file once you confirm the figures are right.
Over fourteen years the firm has collected more than 1,300 published reviews across Google and Trustpilot, and both profiles are open for anyone to read before they pick up the phone.
What it costs
Priced on the number of properties and the complexity — a single buy-to-let is quoted differently from a portfolio with furnished holiday lets and a property sale in the same year. We quote in writing before you commit.
Questions people ask
I only have one rental property — do I still need Self Assessment?
If you receive rental income above £1,000 a year, yes, you need to register and file. One property is treated the same as ten under the rules.
Can I deduct my mortgage payments?
You can't deduct the capital repayment, and interest gets a 20% tax credit rather than a full deduction since the 2020 rules — we calculate it correctly either way.
What can I actually claim as an expense?
Repairs (not improvements), letting agent fees, landlord insurance, ground rent, service charges, and a share of costs like accountancy fees. We go through what applies to your property specifically.
What if I made a loss this year?
Losses carry forward against future rental profits — we record it properly so you get the benefit in a later year rather than losing it.
I'm selling a rental property — what do I need to do?
You may owe Capital Gains Tax, reportable within 60 days of completion, separately from your annual Self Assessment. We handle that filing too.
